Recently repainted above and below the waterline, this boat is offered in immaculate condition and is an ideal home for an individual or couple with lots of room on offer from its 69ft length. There are two heads, a good sized double bed and a bright and spacious galley/living area.

Entering from the stern into a study area and single berth with lots of storage cupboards you move through past the shower room and the utility area to starboard into the double cabin with more storage options. Beyond that is the galley and living area. At the bow, the owner has installed a table and seating area with views out across the marina - a nice place to be.

The boat has gas powered central heating as well as multi fuel stove in the saloon. There is an electric immersion heater for the hot water.

Mechanically, she's in great condition and the engine bay has also been repainted. The 2017 survey is available to view and it has a BSS to April 2021.

The residential mooring at Limehouse is fully transferable on payment of a 5% transfer fee (of the sale price). This boat has the added benefit of being moored on 'F' pontoon, which has it's own exclusive feel from the rest of the marina. Current mooring fees are £13,650 per annum approx. There is a laundry, fibre broadband, security guard all included in the mooring fee. Council Tax is also included in the fee.

Priced to sell particularly compared to other boats in the marina, viewing is highly recommended.
